OCE Modular Balconies™ Low-profile + or – soffit
A low-profile frame design gives an elegant slim aesthetic. An alternative to traditional bolt-on balcony methods, this enables a safer and more efficient installation method. The ‘I’ beam frame construction with integrated supports is secured to the building using a tailored stub/anchor system specific to the build method.

Guard Railing Options
A wide selection of standard balconies, complete with vertical aluminium or glass railings (see options below). Our pricing is tailored to accommodate client railing designs, ensuring compliance with building regulations. Please note that unique designs may be subject to premium pricing. Furthermore, our designs offer the possibility of integrating solid or perforated divider panels.
Drainage System
Free draining, control drainage to front. Controlled drainage to a gutter & outlet is an option also.
Soffit
Folded powder coated aluminium soffit panels if required.
Decking
OCE Modular Balconies come with a variety of composite and aluminum decking options. Fire-rated and non-slip certified, available in several colour options (see below). Decking may be removed for drainage maintenance or replacement over time.
Size Options
In line with Private Amenity Space (PAS) guidelines – standards sizes are 5,6 & 7 m² with a standard projection of approx. 1,500 mm. Sizes are optimised based on decking and guarding. Sizes can be adjusted to meet client design requirements but please note: multiple, varying sizes and shapes within a project may have an adverse cost effect. Depth of balcony: ranging approx. 180 -260 mm (depending on projection measurement).

Fitting Sequence
Anchors, stubs, supports & balcony structure.
Colour
Balconies, soffit and railings can all be finished to standard RAL colours of choice.

Suitable Builds Type
Precast slabs min 200 mm with a 75mm structural screed, cast-in-situ slabs (including post tensioned slabs), precast walling systems and steel frame builds. Solutions for most build types can be achieved and we are happy to discuss options on client-specific build methods and site conditions.
